Upkeep Media brings visitor intelligence to property management
Upkeep Media helps property management companies win new owners and grow their portfolios. It integrated Knock2's multi-tenant API into its client platform and had its first client live in production three days after integration began.

An agency for property managers, becoming a platform
Stephen Fox and Alex Hassoulas founded Upkeep Media in 2015, convinced that property management companies were underserved by generalist marketing agencies. Its promise is in its headline: property management marketing that adds doors. Upkeep Media helps single-family and multifamily operators across North America win new property owners and grow the portfolios they manage.
In 2026, Andre Thivierge joined as CEO to lead the company's next chapter: pairing its agency services with proprietary technology. He brought nearly 30 years in performance marketing and technology, including senior operating roles at DFO Global and Inflektion AI.
At the center of that plan is a client platform that brings growth reporting, lead workflows and visitor intelligence together for each property manager. For visitor intelligence, Upkeep Media chose to build on Knock2's API.
Knowing which visitors are owners
A property manager's website draws two very different audiences: property owners looking for someone to manage their homes, and renters looking for a place to live. The owners are the leads that grow a portfolio, and most of the traffic is renters. Knowing a visitor's name is not enough. Upkeep Media needed to know which pages they viewed and how well they fit.
It also needed the service to run inside its own product, across its whole client base, without adding work for its account teams:
- One workspace per client, with each client's data kept separate
- Automated provisioning from Upkeep Media's own backend, with no manual setup per client
- Scoring tuned to each client, so every property manager sees the owners that fit its business
- Page-level visitor journeys, to separate owner intent from renter traffic
- One parent account and one bill across every client
From first API call to production in three days
Upkeep Media validated Knock2 on its own website first, identifying its first visitors within two days of opening its account. Its team then integrated Knock2's tenants API into the client platform, so a workspace is created automatically for each new client.
Three days after integration began, Upkeep Media's first property management client was live in production. More clients followed over the following weeks, and each new workspace identified its first visitors on the day it was created.
Clients see visitor intelligence as part of Upkeep Media's product. Knock2 runs behind it.
Every client workspace is created, configured and billed through Upkeep Media's parent account, with one API key across all of them.
A roadmap shaped by a platform partner
During the integration, Andre's team shared the requirements of running Knock2 across an agency's full client base. The Knock2 team prioritized them, and Upkeep Media put each update into production as it shipped.
The most important was scoring set at provisioning. A client's ideal customer profile is now passed in the same call that creates its workspace, so every client is scoring visitors correctly from its first visit, and account managers can tune company and persona weighting without rewriting the profile.
The work continued from there:
- Page exclusions, adopted by Upkeep Media the day they shipped and built into every new client's setup, so careers pages and site admin traffic never count as interest
- Decision maker lookup by API, delivered the day after Upkeep Media requested it, to find the right contact at a high-fit company
- Operational tooling: webhook test events, delivery logs with manual retries, and usage alerts, to run the integration with confidence
A partner, not just a provider
Upkeep Media took visitor intelligence from evaluation to production in a matter of days, and onboarding each new property manager now requires no manual setup. It is now part of what Upkeep Media can offer every client, backed by a partner that builds alongside it.

“Knock2 has been a real partner as we've built visitor identification into our platform. We shared feedback on what would help us serve our clients, and the team quickly turned it into updates we could put to work. One of them removed a manual step from every client onboarding.”
